Land in Spain
Spain currently has 2,993 land listings among 25,521 on RealEstateAbroad. Buying land is attractive when you want to build to your own design, but Spanish planning classification is the difference between a bargain and an unbuildable field.
Spain's all-types median is €451,921 with €2,787 per m², but plot prices vary enormously by classification and location. A fully serviced urban plot in Marbella or Estepona can cost many times a rustic hectare inland. Treat a very cheap listing with suspicion until you have checked its status.
Request a certificate from the town hall (certificado urbanistico) before signing, and have an architect review it.
Land purchases carry ITP transfer tax on resales (regional, around 6-10%) or VAT at 21% if sold by a company. Add notary, registry and the cost of connecting water, power and road access. See the Spain buying guide and financing page, since banks lend less on plots.
Before you buy, confirm that water, electricity and a legal right of way reach the plot. Some rural plots rely on wells or sit on tracks with no public status, which can block building licences and mortgages. Ask a Spanish lawyer to check the cadastral reference, boundaries and any charges at the property registry.

No. Only land classified as buildable, with adequate access and services, can carry a house. Always get the urban planning certificate.
Often because they are rustic, have no road or water access, or are subject to flood or coastal restrictions. Price tells you about risk as well as value.
Banks lend much less on plots than on finished homes, and prefer a building project with a licence. Plan on a substantial deposit.
It varies widely by municipality, from a few months to over a year. Ask your architect for a realistic timeline.
