Apartments are 145 listings, houses 77, commercial 64, villas 34, penthouses 19, land 7 and studios 3. Two-bedroom homes (116) and three-bedroom homes (108) dominate, with 24 four-bedroom, 20 one-bedroom and 16 with five or more. Many properties are in urbanisations with communal pools, and resale flats and bungalows are common. Check Spanish apartments, villas and penthouses.
The city has a long seafront, a marina, and two salt lakes, the pink-hued Laguna Salada de Torrevieja nearby being a landmark. Alicante-Elche airport is around 45 minutes away and Murcia's airport is also reachable. The area has a large foreign community, so English is spoken in shops and by agents. In summer the population rises sharply, and some districts feel empty in winter. Check which district a listing is in, how far it is from the sea, and the community fees.
Obtain an NIE, open a Spanish bank account and use an independent lawyer. Resale purchases in the Valencian Community pay transfer tax (ITP) at a rate set by the region, 9% (from 1 June 2026; 11% above €1 million) at the standard rate, so verify the current figure. New builds pay VAT and stamp duty. Non-residents are liable for annual taxes even if the home is empty. The golden visa ended on 3 April 2025. See the Spain consultation guide, financing guide and Spain overview.
Guardamar del Segura and Rojales are north. Pilar de la Horadada, San Pedro del Pinatar and La Manga del Mar Menor lie south, and Orihuela is inland.
