Buyer's guide: Altea
Altea is a whitewashed hillside town on Spain's Costa Blanca, topped by a blue-domed church, and it has long attracted artists and international residents. We list 430 properties here at a median asking price of €755,000, and villas outnumber every other type.

Villas number 248, apartments 56, houses 38, commercial 34, land 31 and penthouses 23. Four-bedroom homes (119) lead, followed by 100 three-bedroom, 99 with five or more, 40 two-bedroom and 7 one-bedroom. A median size of 339 m² reflects large plots, and the price per m² is modest because the plot is included. See the Spanish villa listings and apartment listings.
The old town climbs a hill from a pebble beach and promenade, while Altea Hills is a large residential development with sea views, and Mascarat and Cap Negret sit toward the water. The marina, Altea la Vella and inland valleys offer more choice. Alicante airport is about an hour away and Benidorm is a short drive south. The shoreline is more Mediterranean village than resort strip, and it draws northern European retirees and remote workers. Compare Alicante, Benidorm and Marbella.
You need an NIE, a Spanish bank account and an independent lawyer. After a reservation and private contract with a deposit, the notary signs the deed. Resale purchases pay a regional transfer tax, whereas new-builds pay VAT and stamp duty. Non-resident owners file an annual tax return, and local property tax is billed each year. Urbanisation-style communities may have shared infrastructure with debts, so request a community certificate. If you plan to rent, ask about the regional tourist-rental registration. Spain's property golden visa ended in 2025. Read the Spain guide and financing page.
Check that the villa you want has its licence of first occupation and matches the land registry.
Hillside villas need drainage and retaining-wall checks. Request an architect's report for extensions.
