Murcia has a historic centre with a cathedral, a large student population, a huerta (market garden) tradition and very hot summers. The coast and the Mar Menor are roughly 40 to 60 minutes away by car, and Region of Murcia International Airport serves flights. Compared with the Alicante-province resort towns, expect more local Spanish life and fewer foreign communities.
Coastal alternatives in our data are Orihuela, Torrevieja, San Pedro del Pinatar, Pilar de la Horadada, Rojales and Guardamar del Segura. Orihuela is the closest to the city; the others are coastal markets some distance away.
Foreigners can buy freely, but you need an NIE (foreigner identification number) and a Spanish bank account. A resale purchase in the Region of Murcia normally attracts transfer tax (ITP) of about 8%, while new builds carry 10% VAT plus stamp duty, around 1.5% in this region. Add notary and registry fees, and lawyer costs. Verify rates before you sign, since regions change them.
The Spanish golden visa ended on 3 April 2025, so property no longer leads to residency by itself. See the Spain buying guide, financing for foreigners and the Spain page.
Confirm the legal status of rural villas (some were built without licences), check the community of owners' debts on flats, and ask about water supply and flood risk. A Nota Simple from the property registry will show charges.

Mostly for locals. There are foreign residents, but the city is less geared to expats than coastal towns. Many foreign buyers choose the coast and use Murcia for services.
The sample includes shops, offices and warehouses. If you want a home, filter by apartment, villa or house.
Summers regularly exceed 35 degrees, so air conditioning and shade are important when assessing a property.
Check the licence, the cadastral record and whether the plot is classified as urban or rural land. A lawyer can obtain the registry extract.
Yes, though banks usually lend a lower percentage to non-residents than to residents, so plan for a larger deposit.
