Buyer's guide: Calpe
Calpe is a Costa Blanca resort town dominated by the Peñón de Ifach, a rock that rises from the sea, and the market has a strong residential villa component. We list 420 properties with a median asking price of €690,000 and a median size of 252 m².

Villas are 288 of the listings, apartments 75, houses 17, penthouses 17, land 14 and commercial 9. Three-bedroom properties (143) lead, four-bedroom (127), five or more (90), two-bedroom (29) and one-bedroom (7). Apartments near the beach are a smaller slice, so buyers wanting a flat have limited choice. See Spain's land listings and commercial pages.
The old quarter sits on a hill, with the port and fish market below, while the Arenal-Bol and Fossa beaches cater to visitors. Residential urbanisations such as Cometa, Maryvilla and the hillsides toward Benissa are where many villas stand, some with sea views and steep access roads. Alicante airport is about an hour away and Valencia about 90 minutes. The town is busy in summer and calmer in winter, though a resident community stays year-round. For other bases compare Alicante, Benidorm and Estepona.
You need an NIE, a Spanish bank account and an independent lawyer. After a reservation contract and deposit, the deed is signed before a notary, and the buyer pays the regional transfer tax on resales or VAT and stamp duty on new-builds, plus notary and registry fees. Non-resident owners file annual tax returns, including a deemed income charge on unlet property. Check that the villa is registered in the land registry, matches the cadastre and holds an occupancy licence. Spain ended the golden visa for real estate in 2025. Read the Spain guide and Spanish mortgages.
Steep Calpe hillsides look best in photos; check road access, drainage and parking in person.
Tourist rental needs regional registration and community consent, and rules vary by building and urbanisation.
