Buyer's guide: Granada
The Granada real estate feed holds 271 listings with a median asking price of €560,399, and unusually most of them are commercial premises or land rather than homes. If you want a flat or villa in the city beneath the Alhambra, treat this page as a guide to the area and check nearby coastal towns for housing stock.
Figures are asking prices from current listings on RealEstateAbroad.

Commercial properties are 226 of 271 listings, plots 39, apartments 4 and houses 2. Most of the bedroom data, with 69 listings at five-plus bedrooms and 21 at three, relates to large buildings. This is a feed skewed to investors, so it is less helpful for a first-home search. See the Spain commercial page, land page and apartment page.
Granada has the Alhambra, the Albaicín and Sacromonte, a large university population, and the Sierra Nevada ski area less than an hour away. The coast is roughly an hour south. Nearby listing areas include La Zubia, Málaga, Torremolinos, Benalmádena, Mijas and Fuengirola.
Student demand supports rentals, while heritage rules affect historic buildings.
Check the permitted use (uso) in the town plan, the licence for the activity, outstanding rates and any lease obligations. Land can be urban (suelo urbano), developable or rustic, and the category defines what you can build. In historic districts, heritage authorities control façades and works, so renovation takes longer than in modern districts. A local lawyer should confirm the registry extract, cadastral reference and absence of charges before you pay a reservation deposit.
Resale purchases in Andalusia pay a transfer tax of 7%, and new builds pay VAT at 10% plus stamp duty at about 1.2% (approx., verify). Add notary, registry and lawyer fees. You need an NIE number. Spain's golden visa ended on 3 April 2025. For commercial premises, check the licence, permitted use and any lease.
