Buyer's guide: Benalmádena
Few places are as familiar to foreign buyers as Benalmádena, a Costa del Sol town between Torremolinos and Fuengirola. Our 159 current listings show a median asking price of €592,519, which reflects the mix of seafront apartments, hillside villas and commercial units on offer.
These are asking prices from current listings on RealEstateAbroad.

Apartments lead with 73 listings. Then come 23 commercial units, 22 villas, 15 plots of land, 15 houses and 11 penthouses. The wide price range from €356,516 to over a million reflects that spread. Browse the apartments, villas or penthouses pages for Spain to compare.
Three-bedroom homes are the most common size (49 listings), followed by two-bedroom (28), four-bedroom (19), five or more (16) and one-bedroom (6).
Benalmádena is really three areas. Benalmádena Pueblo is the older hill village. Arroyo de la Miel is the busy residential and shopping centre with a Cercanías rail station. Benalmádena Costa runs along the sea, around the marina and the beaches, with the cable car up Monte Calamorro nearby.
Málaga airport is roughly 15 minutes away, which explains why so many overseas owners buy here. Expect noise and tourist traffic near the marina, and calmer streets and views in the upper town.
Foreigners can buy freely in Spain, but you need an NIE tax number and, ideally, an independent lawyer. Resale purchases in Andalusia usually carry a transfer tax around 7%, while new builds pay VAT of 10% plus stamp duty of about 1.2%. Add notary and registry fees and budget roughly 10 to 13% on top of the price, and verify locally.
The Spanish golden visa ended on 3 April 2025, so a purchase no longer brings residency. If you plan to let short term, check licensing with the town hall and the community of owners first. See our Spain buying guide and Spain mortgage page, or the Spain overview.
Along the coast you can compare Torremolinos, Fuengirola and Mijas, all within 20 minutes or so. Málaga is the city market, while Marbella and Benahavís sit further west at a higher price tier.

Across all listings the median is €592,519, but apartments span a wide range. The lower quartile for all property types begins at €356,516.
Demand is strong, but regional and local rules on tourist licences are tightening. Confirm that the building allows rentals before buying.
It is strongly advised. A lawyer checks title, debts, community fees and planning status, and can act under power of attorney if you cannot attend.
No. Spain's golden visa route ended on 3 April 2025.
Málaga airport is around 15 minutes by road, and a rail link also runs along the coast.
