Three-bedroom homes lead with 78 listings, then two (67), four (27), five or more (4) and one (4). The mix of townhouses and standard suburban homes reflects the rebuild after the 2010 and 2011 earthquakes, which added many new infill and modern homes to the city.

Christchurch is the South Island's largest city, with Hagley Park, the Avon River, the Port Hills and easy access to Banks Peninsula and the Southern Alps. It has a university, a growing tech sector and a rebuilt centre. Timaru is the nearest link, about two and a half hours south, while Auckland and Waikato are North Island markets. See Timaru for a regional comparison.
Buyers are mainly locals, with demand from relocating families and investors.
Flood and liquefaction maps from the regional council are public, so pull them for any address you like. Newer builds are usually on technically-engineered foundations and carry builder warranties, while older repaired homes deserve a closer structural look.
The Overseas Investment Act closes the existing-home market to most overseas persons; citizens, residents, Australians and Singaporeans are the main exceptions, and a narrow Active Investor Plus window opened on 6 March 2026 for one home above NZ$5m. For any Christchurch address, pull geotechnical and flood data, then add a council LIM and a builder's report.

Generally not an existing home unless you are exempt. Take legal advice.
The 2010-11 earthquakes mean foundation type, liquefaction risk and insurance history matter.
Typically, yes.
Post-quake rebuilding and infill created many modern townhouses.
