Houses: 188; apartments: 30. Bedrooms: 74 two-bedroom, 47 three-bedroom, 45 four-bedroom, 29 one-bedroom and 10 five-plus. The boulevard flats with sea views are the pricier end. See Dutch houses and apartments.
Older houses near the harbour may need foundation checks, since Zeeland's clay soils can settle. Many sellers provide a building survey, but commissioning your own is common. Flats along the boulevard usually have service charges that reflect lifts and sea-facing maintenance.
Smaller one- and two-bedroom homes are the easier entry point, with 29 and 74 listings respectively. Larger family houses with four or more bedrooms are typically found on the edges of town, away from the harbour.
The seafront boulevard, the Michiel de Ruyter statue and the beach give the town a seaside character, and the working harbour and shipyards support employment. Ferries and tunnels cross the Westerschelde. Middelburg, the provincial capital, is 10 minutes away, and the Belgian border is near. Buyers include Belgians and Germans seeking coastal homes, retirees and local families.
Nearby places: Middelburg, Goes, Terneuzen, Hulst, Bergen op Zoom and Steenbergen.
Anyone can buy. The transfer tax is 2% if you will live in the house and 8% otherwise, which applies to holiday homes. There is a three-day cooling-off period after you sign the purchase agreement, and a notary completes the deed. Coastal property requires attention to flood defences, foundations and local zoning for holiday use.

Many municipalities restrict permanent living in recreation parks; check zoning.
