Steenbergen lies about 15 km east of Bergen op Zoom and near the A4 motorway toward Rotterdam and Antwerp. The municipality includes villages such as Dinteloord, Kruisland and Nieuw-Vossemeer, set in agricultural land close to water. Buyers include commuters to Roosendaal, Bergen op Zoom and Breda, and workers in logistics and the port economy.
Check for noise from the A4 and A29 and for industrial activity near the waterway. Also look at the age of the house: much of the stock was built in the decades after the war, so insulation, windows and the energy label can mean substantial extra spend for renovation.
There are no ownership limits for foreigners. Transfer tax is 2% if you will live in the home and 8% for other homes. Add notary, valuation and survey fees. In the Netherlands you typically sign a purchase deed after a three-day cooling-off period, and a mortgage clause is common. Buyers should also check ground-lease (erfpacht) status, which is rare in small towns but exists.
Read the Netherlands consultation guide, see financing options and browse the country page.
The 2% versus 8% transfer tax gap depends on whether you will live in the home.
Bergen op Zoom, Roosendaal and Oudenbosch are the nearest towns. Oud-Beijerland, Spijkenisse and Hellevoetsluis are across the water in South Holland and belong to a different commuter market.
