Buyer's guide: Haarlem
Haarlem is a historic canal city about 15 minutes by train from Amsterdam, with a beach at Zandvoort and the Kennemerland dunes on its doorstep. For buyers priced out of the capital, property for sale in Haarlem is a popular alternative, and we list 735 homes at a median asking price of €515,000.
Numbers here are asking prices drawn from current listings on RealEstateAbroad. Prices are close to Amsterdam's, so do not expect a big discount, but you get more space and a quieter setting.

We have 597 houses, 137 apartments and a single villa. The strong house count reflects the many terraced and semi-detached homes around the historic core. See the national houses for sale in the Netherlands.
Haarlem has plenty of narrow period townhouses with small gardens, so a three-bedroom home does not mean generous rooms. Check floor plans and ceiling heights.
The Centrum surrounds the Grote Markt and St Bavo church, with canal houses, shops and cafés and the highest prices per square metre. Haarlem-Noord has quiet residential streets and period homes, while the Garenkokerskwartier attract creative professionals and young families. Schalkwijk, built mainly in the 1960s and 70s, is the most affordable district with larger post-war blocks. Next door, Heemstede and Bloemendaal are separate municipalities with wealthier villa neighbourhoods and an even tighter market.
The train to Amsterdam Centraal takes around 15 minutes and Schiphol Airport is about 20 minutes by car. Zandvoort aan Zee is a short ride away, and the coastal dunes provide cycling and walking. Haarlem also has a lively museum and festival scene.
Bicycle culture shapes daily life: most residents get to the station, the schools and the shops by bike, and homes near the Spaarne river or the Houtwal ring of green are especially popular. Outside the centre, streets become quieter and gardens bigger, which is why families often accept a longer ride to the station.
Haarlem competes with Amsterdam on commute, not on price: buy for the space and the quality of life, not a bargain.
If you plan to let, check municipal rules on rental caps and short stays. A quick check with the property valuation tool can sense-check a price.

Slightly. Our Haarlem median asking price is €515,000 versus €550,000 in Amsterdam, and per square metre it is €6,078 versus €8,000. Homes are a little larger for the money.
Around 20 minutes by car and under 30 minutes by train with a change. Amsterdam Centraal is about 15 minutes by direct train.
Haarlem-Noord and the Centrum are popular, as are Heemstede and Bloemendaal just outside the city, which also have international schools nearby.
Yes. Ask for a bouwkundig report and any foundation survey before bidding, because pile repairs can be expensive.
It is possible but selective. Lenders look at income stability and may require a bigger deposit from non-residents.
