Buyer's guide: Eindhoven
Eindhoven is the engine of the Netherlands' high-tech south, home to ASML, the Technical University and a deep supply chain of engineers who need somewhere to live. That demand shows in our Eindhoven real estate listings: 1,003 homes, mostly family houses, with a median asking price of €475,000.
The table uses asking prices from current listings on RealEstateAbroad. Dutch sales in tight markets can complete above the advertised figure, so allow for that in your budget.
| Measure | Eindhoven |
|---|---|
| Active listings | 1,003 |
| Median asking price | €475,000 |
| Typical range (p25 to p75) | €379,250 to €589,000 |
| Median price per m² | €4,624 |
| Median size | 108 m² |
Houses make up 839 of our listings, apartments 160 and villas 4. That ratio is much more house-heavy than Amsterdam, and the median size of 108 m² means room for a family or a home office. See national context on houses in the Netherlands.
By bedrooms the largest group is four-bedroom (290), followed by three-bedroom (215), two-bedroom (184), one-bedroom (121) and five-plus (109). If you are relocating with children, the choice of four-bed homes is a real advantage over Randstad cities, where the same budget buys much less space.
The centre around Markt and Stratumseind is lively and compact, with apartment blocks near the station. Strijp-S, the former Philips industrial complex, has become a design quarter with loft apartments, restaurants and offices, and it is popular with young professionals. Stratum and Woensel are large residential districts with terraced houses, parks and good cycling links, and Gestel and Meerhoven (next to Eindhoven Airport and the High Tech Campus) suit families who want newer homes. Tongelre and Waalre are quieter and leafier.
Most buyers work in or near the technology sector, so companies and universities shape demand. International staff frequently rent first and then buy after a year or two. The Dutch expat tax facility known as the 30% ruling has been scaled back, so check how current rules affect your take-home pay before budgeting. Eindhoven Airport offers European flights, and trains reach Amsterdam in around an hour and a quarter.
In Eindhoven the employer is the market: follow where the big technology jobs are and you follow the demand.
The process, timelines and legal checks are laid out in our Netherlands buying guide.

Our Eindhoven median asking price is €475,000 versus €550,000 for Amsterdam, and the typical Eindhoven home is larger at 108 m² versus 76 m². Per square metre the city is considerably cheaper.
Stratum, Woensel and Meerhoven are common choices because of schools, parks and cycle paths. Strijp-S suits singles and couples more.
Yes. The Netherlands has no general restrictions on foreign buyers. The harder part is a mortgage, since lenders prefer buyers with Dutch income.
Only 160 of 1,003 listings are apartments, so choice is narrower than in bigger cities. Most are in the centre and Strijp-S.
Allow for notary fees, transfer tax, a valuation and any broker fees. Together these are typically a few percent of the price, but confirm figures with your notary.
