Villas in Netherlands
Villas for sale in the Netherlands are rare, with 396 listings among 50,523 in our database. In Dutch real estate a villa usually means a large detached home on its own plot, a luxury product in a country where terraced housing dominates. The scarcity, and the buyer competition, show in the prices.
The value is in the land. Check the zoning plan (bestemmingsplan) for extension rights, tree protections and restrictions on building near water or dikes. Ask about monument status, which limits alterations but may unlock subsidies. Many villas have large gardens that need regular upkeep.
Transfer tax is around 2% for owner-occupiers and more for investors; legal and survey costs rise with property size. Foreign buyers should read our Netherlands guide and plan finance with the mortgage calculator. If a villa is too much, a family house is the more accessible route, and you can see the full market on the Netherlands page.
Besides the transfer tax, owners pay municipal property tax (OZB) and water-board levies based on the WOZ value, and insure the building against storm and water damage. Large gardens and pools require maintenance, and heating a big older villa is costly unless it has been upgraded. A recent energy label and modern heat pump change running costs materially, so ask for bills from the last three winters.

Yes, with no special restriction, though flood and water-board rules apply.
In sought-after areas, yes, but expensive homes can take longer to sell.
