Apartments in Netherlands

Apartments for sale in the Netherlands total 7,411 of 50,523 listings in our database, a smaller share than houses but the entry point for most city buyers. The big risks lie not in the flat but in the owners' association, the ground lease and the energy label.

The Dutch flat in numbers

Our listings put the national median asking price across property types at €450,000, with the middle half between €352,500 and €600,000 and about €4,364 per m². Flats in Amsterdam, Utrecht and The Hague are priced per m² above this; Rotterdam and Eindhoven provide cheaper options.

Owners' association (VvE)

Each apartment owner is a member of the VvE, which maintains shared parts. Ask for the annual accounts, the maintenance plan, the reserve fund size and the minutes of recent meetings. A building with a tiny reserve and big overdue works will raise charges or levy special contributions. Legally the VvE must hold a reserve, but many do not.

Other checks

  • Erfpacht: ground lease terms, indexing and end date.
  • Energy label and heating system.
  • Noise insulation between floors.
  • Balcony and roof ownership.
  • Parking permit rules in the city.
  • Rental restrictions, as many municipalities ban or limit letting to investors.

Costs and next steps

Transfer tax is approx. 2% for owner-occupiers, with a higher investor rate; notary and agent fees add more. Annual VvE contributions can be a few hundred euros per month in larger complexes. See our Netherlands consultation guide, financing page, and compare with family houses.

Where flats sell fastest

Competition is fiercest for modern two-room flats in Amsterdam, Utrecht and Eindhoven, where buyers come from tech and healthcare employers. A good apartment may attract multiple offers within days of listing. Be ready with a financing statement, a notary appointment and a clear maximum bid. In slower cities, such as Groningen or parts of Rotterdam, you may have time to negotiate and make bids subject to survey, which gives you more protection.

Frequently asked questions

Is it harder to buy a flat than a house?

Not necessarily, but you must examine the VvE as closely as the unit.

Can I rent out a Dutch apartment?

Subject to municipal rules and VvE regulations. Several cities impose a buy-to-let ban on cheaper homes.

What are typical VvE fees?

They vary with building services, from modest sums to several hundred euros a month.

What happens with erfpacht?

The fee may be fixed or reset at the end of the term. Read the conditions.
