Buyer's guide: Middelburg
Middelburg real estate is a market of houses, with 174 of the 192 current listings on RealEstateAbroad classed as houses and just 18 as apartments. The median asking price is €372,000. Zeeland's provincial capital offers a historic centre, coastal access and lower prices than the Randstad.
Asking prices from current listings, not sale prices.
| Measure | Middelburg |
|---|---|
| Median asking price | €372,000 |
| Middle half (p25-p75) | €279,750 - €499,000 |
| Median price per m² | €3,765 |
| Median size | 110 m² |
| Listings | 192 |
Four-bedroom houses are the largest group with 58 listings, then two-bedroom (45) and three-bedroom (41), with 23 at five or more and 19 one-bedroom. That wide spread, plus the high price range up to €499,000 at the upper quartile, points to terraced homes in town and larger detached properties on the edges.
Middelburg is the capital of Zeeland, on the former island of Walcheren, with a compact centre, canals, a large abbey complex and a walkable, small-city feel. The beach towns of Domburg and Vrouwenpolder are a short drive, and Vlissingen is the nearby port town. Goes, Terneuzen, Hulst and Bergen op Zoom are further afield in Zeeland and Brabant.
Buyers include local families, retirees and second-home owners, though Zeeland's coastal villages see more holiday-home demand than Middelburg town.
Foreigners can buy without restriction. The sale moves from an accepted bid to a written contract, a three-day reflection period, then a notary deed. Transfer tax is 2% for an owner-occupied home and 8% for other homes. Expect notary, survey and valuation fees. A building inspection is advisable, especially for older or waterfront homes where foundations and flood-defence history matter.
Covering the process, our Netherlands buying guide and financing guide are useful, and the Netherlands page lists other regions.

It is a few kilometres from the beaches and has a lively old town, but it is not itself a beach resort.
2% for an owner-occupied home and 8% for other residential property. Check the latest rules with a notary.
Only 18 of the 192 listings are apartments, so the market is chiefly houses.
It is wise, particularly for older properties, as foundations and damp are the common issues.
