Why Veendam is cheaper

Veendam is a canal town in the Veenkoloniën, the former peat-colony region of eastern Groningen, roughly 25 km from the city of Groningen. It is far from the Randstad, so incomes and demand are lower, and prices follow. Buyers include first-time buyers, commuters to Groningen and people seeking a quiet life with space. Parts of Groningen province have been affected by gas-extraction earthquakes, and compensation and strengthening schemes exist, so ask whether a specific house has a damage history.

Making an offer in the northern provinces

The northern Netherlands is less competitive than the Randstad, so there is often room to negotiate and homes can take longer to sell. Even so, ask your agent for recent sold prices on the same street, the energy label and whether solar panels or heat pumps are owned or leased. Ask about foundation condition in older brick houses, since settlement and damp can matter in older brick houses, and arrange a technical inspection before the cooling-off period ends. Annual municipal taxes for water and waste are modest, but check the OZB property tax rate.

Dutch rules and costs

Foreigners can buy freely. Transfer tax is 2% for owner-occupiers and 8% for other homes. Add notary and registration costs and a survey. Contracts normally include a three-day cooling-off period.

The Netherlands consultation guide and financing page set out the steps.

Other northern towns

Groningen is the nearest city, with Assen about 40 km away. Emmen, Hoogeveen, Drachten and Hardenberg are more distant northern markets. See property in the Netherlands.

Buying property in Veendam: FAQ

Is Veendam affected by earthquakes?

Gas-extraction quakes have affected parts of Groningen. Ask for the damage and strengthening history.

Why are prices low?

Veendam lies far from the Randstad, where jobs and demand are concentrated, so prices are lower. The median of €289,500 is less than half that of De Meern in our listings, which is why many first-time buyers consider the town.

What transfer tax is due?

2% applies if you will live in the home, and 8% applies to other homes such as investments and second homes. Add notary and registration costs and your inspection fee.

Is it close to Groningen?

Veendam is roughly 25 km from Groningen city by road. Many residents commute to the city, though journey times depend on traffic and the train or bus timetable.
