Houses, flats and bedrooms

Houses lead strongly (154) over apartments (21). Three-bedroom (69) and four-bedroom (43) homes are most common, followed by two-bedroom (32), five-plus (27) and one-bedroom (2). That is a family market with large terraced and detached homes.

Living in Emmen

Emmen is known for the Wildlands zoo, a large shopping centre and quick access to the German border. Its districts include Emmerhout, Angelslo and Bargeres, plus villages such as Klazienaveen. The local economy has historically relied on industry, and the town is a base for people working across the border in Germany.

Neighbouring options: Hoogeveen and Hardenberg are the closest regional centres, while Assen, the provincial capital, is further north-west. Meppel lies on the rail line towards Zwolle, and Veendam is in Groningen province. Almelo is in Overijssel, to the south.

Emmen delivers more house per euro than almost anywhere in the Netherlands, with the trade-off of a thinner job market.

How buying works

The Dutch system is open to foreigners. Make an offer through a makelaar, sign the contract and use the three-day cooling-off period. The notary completes the transfer. Transfer tax is 2% if you will live in the home and 8% for other homes (approx.; verify with your notary). Total costs are usually 4% to 6%.
