Hoogeveen is a town of around 55,000 people in southwest Drenthe, on the edge of the Fochteloërveen peat bog and close to the Dwingelderveld national park, with heathland, forests and cycle routes. It grew from peat extraction, and canals (vaarten) still run through the town. The centre has a pedestrian shopping area, a theatre, and a regional hospital.
Zwolle is about 40 minutes away by train, Groningen under an hour, and Amsterdam around two hours. This makes the town suitable for hybrid workers who commute occasionally. Compared with Amsterdam, Utrecht or Eindhoven, prices are much lower, but the job market is smaller.
Hoogeveen trades Randstad access for space, nature and prices around €3,376 per m².
Foreign buyers face no restrictions. After a viewing, you submit an offer through an agent, sign a purchase agreement and use the three-day cooling-off period. A deposit or guarantee of 10% is customary. A civil-law notary completes the transfer and registers it with the Kadaster.
Approximate costs (verify locally): transfer tax of 2% for owner-occupiers, higher for investors; notary fees; valuation; and a buyer's agent. Mortgages usually require income in the Netherlands. Prices in Drenthe are about a third lower than in the Utrecht region. A €377,250 budget in Hoogeveen buys a house of about 116 m², while the same budget in Houten or the Gooi buys a smaller home or an apartment. That is the case for buying here, but weigh it against employment prospects and the smaller resale market.
Drenthe is the most rural of the western provinces, with large nature reserves, archaeological sites such as the dolmens (hunebedden) and quiet villages. Hoogeveen itself has a reputation for sports clubs, volunteering and community events. Winters bring fog and frost, and summers are mild. Schools, hospitals and supermarkets are good by Dutch standards, and a regional airport is available at Groningen Eelde.
Property tax and water-board charges are lower than in high-demand regions, and parking is easy. If you plan to rent out, note that tenant demand is lower than in university cities, so the investment case is weaker than in the Randstad.
In villages around Hoogeveen, check the energy label, gas and heating arrangements, and whether the house is connected to the sewage network or has a septic system. Peat soils can cause subsidence, so ask for foundation inspections. Winters are cold and damp, and public transport is sparser than in the west, so a car is useful.

At €3,376 per m² it is cheaper than the Randstad. The trade-off is a smaller job market and fewer international services.
About two hours by train or car. Many residents work locally or in Zwolle and Groningen.
Dwingelderveld National Park, cycling routes, lakes and forests are within a short drive. Check seasonal conditions.
Peat soils can settle. A structural survey and foundation history are sensible.
It is difficult without Dutch income. Compare lenders and consult an adviser.
Currently 2% for owner-occupiers, with higher rates for investors. Confirm with a notary.
Most are terraced or semi-detached houses built since the 1960s, often with a garden and a shed, along with some detached homes and farmhouses outside town. Check the energy label, insulation and roof.
Fibre internet is widely available in the Netherlands, and the trains to Zwolle and Groningen suit occasional commuting. Check the connection speed for the specific address.
