Buyer's guide: Bladel
Bladel is a municipality in the Kempen region of Noord-Brabant, south-west of Eindhoven and close to the Belgian border, and Bladel real estate is almost entirely family houses. We list 63 properties with a median asking price of €439,000. Below are the figures, the region and what a foreign buyer pays.
Asking prices from current RealEstateAbroad listings. Dutch homes often sell above the asking price, so completed prices can be higher.
| Measure | Bladel |
|---|---|
| Listings | 63 |
| Median asking price | €439,000 |
| p25 to p75 | €387,000 to €550,000 |
| Median price per m² | €4,231 |
| Median size | 117 m² |
Houses make up 61 listings and apartments only 2. Four-bedroom homes are the largest group (25), followed by three-bed (16), two-bed (10), five-plus (4) and one-bed (3). Median size of 117 m² and a tight price range suggest many similar terraced and semi-detached homes from the 1970s onward. See the Dutch house page and villa page.

The Kempen is a mix of woods, heath, farmland and small towns. Eindhoven, with its technology and high-tech employers, is about 25 to 30 km away by road, and the municipality includes villages such as Hapert and Casteren. Buyers are commuters from the Eindhoven region, families who prefer a village setting and, in some cases, Belgian cross-border buyers.
There is no train station in the centre, so check bus and car access.
Foreigners can buy freely. The sale is arranged by a real estate agent (makelaar), followed by a purchase agreement, a three-day cooling-off period and a notary-led transfer. The transfer tax is 2% for an owner-occupied home and 8% for other homes, so investors and second-home buyers pay far more. Costs also include notary fees and valuation. Order a building survey, as defects are the buyer's problem once the cooling-off ends.
See our Netherlands buying guide, mortgage overview and country hub.
For an investor, the 8% transfer tax on non-owner-occupied homes changes the maths.
