Forte dei Marmi is a seaside resort on the Versilia coast of Tuscany, with a long sandy beach lined with private beach clubs, a pier, pine woods and the Apuan Alps behind. It is known for its Italian and international holiday community and its summer social life. Pisa airport is around 35 kilometres south, and Florence is roughly an hour by road.
Buyers are mostly wealthy Italian and international families seeking a seasonal home. Rental demand in summer is high, but the season is short.
Italy lets foreign buyers purchase, although non-EU nationals can be asked to show reciprocity with their home country. On a second home the imposta di registro is 9% of the cadastral value, not the price, which is why the notary's valuation matters. At this level you will meet the luxury categories (A/1, A/8, A/9), which lose first-home relief and carry a higher annual IMU. Seafront and pinewood plots also sit under landscape protection, so ask for the permit history before negotiating.
