Villas in Italy

Villas for sale in Italy total 8,526 in our listings, roughly one in seven of the 55,500 Italian properties we track. The label covers everything from a detached modern home with a pool to a restored rural estate. Because the price range is wide, it pays to know what drives value before you shortlist.

Pricing signals

No villa-only figure is shown here, but the national benchmark is a median asking price of €225,000 and €1,782 per m² in current listings on RealEstateAbroad, with the middle half between €110,000 and €450,000. Villas in sought-after areas sit far above this; remote inland villas often sit below it.

Regions and cities

The famous villa zones are the lakes, Tuscany, Puglia and the Sicilian and Sardinian coasts. Within our top Italian markets, check Sassari for Sardinia, Cosenza for Calabria, Perugia for Umbria, and Naples for the bay area. Compare with a cheaper house or a city penthouse.

Running a villa

Budget for upkeep that listings rarely show. A pool, garden and long access road add annual costs, and a second-home owner pays IMU property tax, while the main-residence exemption is not available to non-residents. Insurance, a caretaker and utilities add up. Rental income can help, but regulations on short lets differ by region and municipality.

Cost lineTypical note
Registration taxHigher rate for second homes, approx. 9% of cadastral value
Notary and agentSeveral percent combined, verify locally
IMU and waste taxAnnual, varies by municipality
Caretaker and poolOften several thousand euros a year

Before you offer

Verify permits for extensions, pools and outbuildings; unauthorised additions are a common blocker. Check water supply and septic compliance, and confirm access rights. Use an independent lawyer and read our consultation guide for Italy for the legal sequence.

Negotiating and timing

Prices in rural Italy move slowly. Properties that have been listed for more than a year often accept much lower offers, particularly in August when buyers are few. Ask the agent for the date of first listing, and hire a lawyer to review the preliminary contract before paying any deposit.

Frequently asked questions

Can a non-EU buyer own a villa in Italy?

Generally yes under reciprocity. Some military or border zones can be restricted, though these are rare in practice.

Do villas in Italy qualify for residency?

A property purchase alone does not grant residency. Separate visa routes exist and change over time, so check current rules.

What is the biggest risk with Italian villas?

Planning irregularities. A villa with undeclared building works can be difficult to sell and to insure.

Are villa prices negotiable?

Often, especially for slower-moving rural stock. Italian sellers commonly accept offers below the asking price.
