Houses in Italy
Houses for sale in Italy number 12,855 in our database, second only to apartments among 55,500 Italian listings. Think stone village terraces, farmhouse conversions, detached family homes and the odd renovation project. Buying one is different from buying a flat, because the building, the land and the surveyors' reports all matter.
Italian asking prices in current listings on RealEstateAbroad have a median of €225,000 across all types, a range of €110,000 to €450,000 for the middle half, and about €1,782 per m². Houses in small inland communes often sit at the low end, while detached homes near Rome or Perugia sit well above it.
The best choice outside the coast lies in the interior: around Perugia, in Sardinia near Sassari, and across Calabria near Cosenza. Campobasso and Potenza lead to the hill villages of Molise and Basilicata, where prices can be very low, and Aosta suits alpine chalets. Larger villas are on their own page: villas in Italy.
Many cheap houses need work. Tax incentives for renovation and energy upgrades have changed repeatedly in recent years, so do not budget on a bonus that may have lapsed. Get fixed-price quotes and expect permit delays. For funding, read our Italy financing guide, and use property valuation to sanity-check an asking price.

Per m² they are frequently cheaper in rural areas, but running costs and maintenance are higher. Compare total cost of ownership.
Small villages in inland regions, though you must account for renovation, distance from services and weaker resale demand.
Strongly advisable. The notary checks title, not the physical condition, so hire your own technician.
Yes, subject to reciprocity rules. Agricultural plots may carry pre-emption rights for neighbouring farmers, which your notary will check.
