Buyer's guide: Western Peloponnese
The western Peloponnese is the Ionian-facing side of the peninsula, a mix of olive groves, beaches and small towns. Our 61 listings are led by land (30), with houses (14), apartments (6), commercial (6) and villas (5). The median asking price is €390,000, but the spread is very wide, from €160,000 to €1,100,000.
Asking prices from current listings on RealEstateAbroad. Because this is a region, not a single town, treat the figures as a regional guide.

Land accounts for half the market. Many plots are sold for building villas or small hotels, so check building permission and access. Browse Greek land, houses, villas, apartments and commercial property for wider context.
Coastal Messinia and Ilia have beaches, historic sites and a quieter feel than the Aegean islands. Prices vary strongly between seafront villas and inland village homes. For other Greek markets use Athens, Crete or the Olympic Coast; none is necessarily close to the western Peloponnese.
Ask a Greek lawyer and a surveyor to confirm the property is registered in the national cadastre, that building permits match what exists, and that there are no debts or inheritance disputes on the title. Olive and farmland has separate rules, and plots outside the planning boundary may need a minimum area to build. Taxes at purchase are roughly 3% transfer tax plus lawyer, notary and registry fees.
Foreigners can buy in most of Greece, though there are permit rules in some border areas. You need a Greek tax number (AFM) and a lawyer to check the title, cadastral status and building permits. Golden visa routes exist at €800,000, €400,000 or €250,000 depending on property type and conversion criteria. See the Greece guide, the buying process and financing.

The region has many olive groves and building plots. Verify access, utilities and permit status.
Possibly. Thresholds are €800,000, €400,000 or €250,000 depending on the property and location. Check current rules.
An AFM tax number, a Greek bank account, passport copies and a lawyer's due-diligence report.
Generally quieter than the main islands, but beach towns can be busy in summer.
