Apartments in Greece
Apartments for sale in Greece number 1,812 on RealEstateAbroad, behind land but comfortably the largest group of finished homes. Athens dominates the supply, with older concrete blocks being renovated and a wave of new-build flats aimed at holiday letting and golden-visa buyers.
Across all Greek listings, the median asking price is €275,000 and the middle half falls between €132,000 and €600,000. The median price per m² is €2,543, though area data covers fewer listings than price data. Country-wide, one- and two-bedroom homes account for 1,165 listings and three-bedroom 746. Athens-area flats cluster below the national median while renovated seafront apartments and island units can be well above it.
Athens and wider Attica offer the deepest market, including central neighbourhoods and the southern coast. Thessaloniki is the second city with a student population and cheaper entry prices. Resort flats concentrate in Crete, Corfu and on the Olympic Coast, while Kassandra and Sithonia offer Halkidiki beach apartments.
Transfer tax is around 3.09% on resale; new-build may attract VAT instead. Verify the current approach with a Greek lawyer.
Greece's residence-by-investment scheme has been tightened in recent years, with higher thresholds in Athens, Thessaloniki, Mykonos, Santorini and other popular islands and lower thresholds elsewhere, so check the rules before relying on a particular purchase. Short-term letting is subject to registration and, in some areas, new restrictions. Study the Greece consultation page.
Buy the apartment you would rent for twelve months, not the one you imagine for three weeks.

Yes, a lawyer is strongly recommended to check title, permits and tax clearance. The notary then formalises the sale.
It depends on location and has been raised in popular areas. Check current thresholds before buying.
Often yes, with registration and tax obligations. Local restrictions apply in some districts.
They can be, if permits or seismic standards are unclear. An engineer's inspection is worthwhile.
Transfer tax, notary, lawyer, land registry and any agent commission, roughly adding several percent to the price.
