Buyer's guide: Sithonia
Sithonia is the middle peninsula of Halkidiki in northern Greece, with pine-covered hills and sandy bays. Sithonia property for sale is led by land: 198 of 346 listings are plots, and the median asking price is €225,000.

Land is 198 listings, apartments 77, houses 37, commercial 23 and villas 11. Bedroom data covers the built properties: 35 with three, 33 with two, 16 with one, 15 with four and 12 with five or more. Plots outside a settlement plan may have building restrictions, so a land purchase needs a lawyer and engineer. See Greek land, apartments and villas.
Sithonia is quieter than neighbouring Kassandra. Neos Marmaras is the main resort, with Porto Carras nearby, while Sarti, Vourvourou and Toroni are known for beaches. Thessaloniki airport is roughly one and a half to two hours away by road. The summer season is busy and winters are quiet, so services reduce. Rentals to tourists are the main investment angle, and Greek short-term rental registration rules apply.
Foreigners can buy in Greece, though non-EU citizens may need permission in certain border areas of northern Greece, so ask a lawyer to check. Transfer tax is around 3.09%, and annual ENFIA property tax applies. The golden visa thresholds are €800,000, €400,000 and €250,000 depending on property type and conversion, so a typical Sithonia flat may not qualify. See the Greece consultation guide, financing and the Greece overview.
The Olympic Coast is across the Thermaic Gulf on the mainland. Athens and Crete are far-away markets with different pricing.
