Buyer's guide: Chalkidiki
Chalkidiki (Halkidiki) is a northern Greek peninsula with three prongs jutting into the Aegean, and RealEstateAbroad has 227 listings there at a median asking price of €170,000. Land is the largest category with 100 plots, ahead of 69 apartments and 54 houses.

| Measure | Value |
|---|---|
| Listings | 227 |
| Median asking price | €170,000 |
| Middle half (p25-p75) | €105,000 - €300,000 |
| Median price per m² | €2,328 |
| Median size | 103 m² |
Land: 100; apartments: 69; houses: 54; villas: 4. The median home size is 103 m², and bedroom counts include 32 two-bedroom, 26 three-bedroom, 25 one-bedroom, 17 four-bedroom and 11 five-plus. Entry prices are lower than the islands, so flats near Kassandra beaches suit holiday buyers. Our Greece pages list apartments, villas and commercial space.
Kassandra, the western prong, has the liveliest resorts and sandy beaches; Sithonia is greener and quieter; Mount Athos, the third, is a monastic republic closed to property buyers. Thessaloniki's airport is roughly an hour from most coastal resorts, and Nea Moudania is a regional service town. Many apartments are in resort complexes that run seasonally, so fees and management arrangements should be checked.
Buyers are Greeks from Thessaloniki, Balkan and Eastern European holidaymakers, and some residence-seeking investors.
EU citizens buy freely. Non-EU buyers may need military permission for some border areas, so check with a lawyer whether the location is affected. A tax number (AFM), a Greek bank account and a lawyer are the standard first steps. The transfer tax is about 3% and notary, legal and registry costs apply (approx., verify locally); annual ENFIA tax is set by property value and location.
The golden visa has tiers of €800,000, €400,000 and €250,000 for conversions or listed buildings, and Chalkidiki generally falls outside the highest tier, but confirm the current classification. See the Greece guide, mortgage page and the Greece overview.
To compare, browse Athens, Crete and the Olympic Coast.

Greek building rules depend on plot size, road access and zoning. Get an engineer to check.
No, it is a self-governing monastic region.
Larger towns do; many resort areas close in winter.
Confirm with a lawyer; tiers differ by area.
