Land in Greece
Land for sale in Greece is the largest category on RealEstateAbroad: 2,637 of 6,472 listings, ahead of apartments and houses. That reflects how many foreign buyers dream of building on a Greek hillside, and also how many problems a plot can hide, from unclear title to rules that make a perfectly pretty field impossible to build on.
We have no land-specific median, but the country figures set the scene: a median asking price of €275,000 across all listings, a middle band from €132,000 to €600,000, and €2,543 per m² for built property where area is stated. Plot prices vary hugely by island, distance to the sea and building rights. Sea-view plots in Crete or Corfu can cost many times more than inland parcels in the same region. Remember that these are asking prices from current listings.
Outside town plans, Greek building rights depend on minimum plot size, road access and zoning. Before you pay anything:
A plot sold with promises of "future permits" should be treated as speculation.
Greek property often has complex inheritance histories. A lawyer should trace ownership back, verify tax clearance and confirm that no mortgages or claims exist. Transfer tax on land is typically around 3.09%, with notary, lawyer and land registry costs on top; verify the rates with a Greek lawyer. Non-EU buyers purchasing near borders or on certain islands may need military or regional permission. See the Greece consultation guide.
Crete and Corfu are the biggest island markets, while Kassandra and Sithonia on the Halkidiki peninsula attract holiday-home builders. The Olympic Coast offers mainland sea access, and Attica covers the area around Athens. Thessaloniki has plots in its wider suburbs. Compare ready-built villas and houses if you would rather skip construction.
In Greece, the plot is only worth what the engineer says you can build on it.
Banks lend sparingly against raw land. Most buyers pay cash and finance construction separately. See financing in Greece, the mortgage calculator and the Greece overview.

Yes. EU citizens face few limits, while non-EU buyers need extra permission in border areas, which include many islands and northern regions.
It is the legal standard of buildability: whether a plot meets the minimum size and access conditions to be built on and how much can be built.
Only after a lawyer verifies the title chain, taxes and boundaries. Inheritance disputes are a common risk.
It depends on the area, but months rather than weeks. Ask your engineer for a realistic timeline.
The annual ENFIA property tax applies, and transfer tax is paid on purchase. Rates change, so confirm locally.
