Buyer's guide: Kavala
Kavala real estate is an apartment-led market on Greece's northern Aegean coast: 77 of 135 listings on RealEstateAbroad are flats, and the median asking price is €250,000 at €2,576 per m². The port city faces the island of Thassos and sits in Eastern Macedonia, much cheaper per square metre than Athens or the Cyclades.
Asking prices from live listings, in euros.
| Measure | Value |
|---|---|
| Listings | 135 |
| Median asking price | €250,000 |
| Middle half (p25 to p75) | €135,000 to €380,000 |
| Median price per m² | €2,576 |
| Median size | 90 m² |
The mix is 77 apartments, 24 plots, 15 villas, 11 houses and 8 commercial properties. Two-bedroom homes are the biggest group (30), then one-bedroom (9) and three-bedroom (9), with 6 four-bedroom and 4 larger homes.
The broad quartile range, €135,000 to €380,000, includes small city flats at one end and villas and seafront plots at the other. Median size is a compact 90 m².
Kavala has an old town on the Panagia peninsula, a Roman aqueduct, a working harbour and a seafront promenade. It also serves as the mainland gateway to Thassos: ferries to the island leave from nearby Keramoti, which is why holiday buyers search here. The regional airport (Alexander the Great) is about 30 km away, and Thessaloniki is a two-hour drive.
Compare Thassos, the island across the water, and Thessaloniki to the west, which is a much larger and more expensive market. The Chalkidiki peninsula is represented by Kassandra, another holiday area that is a long drive away.

Yes, EU and non-EU buyers can generally buy in Greece, though border areas of northern Greece have special permit rules for non-EU buyers. Ask a lawyer to check whether the property falls within such a zone.
Per square metre, probably yes, but compare like for like. Our Kavala median is €2,576 per m² across 135 listings.
It gives access to Thassos, beaches and the Pangaion hills, with a year-round city around it. Summers are busy but winters are quiet.
The investment threshold depends on location and property type. Greece has €800,000, €400,000 and €250,000 tiers, so check which applies before buying.
