Buyer's guide: Eastern Peloponnese
The Eastern Peloponnese is the Greek mainland's quieter coast, within reach of Athens by road and facing the Argolic Gulf and the Saronic islands. RealEstateAbroad currently lists 124 properties across the area with a median asking price of €450,000. This is a region page covering several towns, so listing quality and locations vary.

| Measure | Figure |
|---|---|
| Listings | 124 |
| Median asking price | €450,000 |
| Lower to upper quartile | €235,750 to €920,000 |
| Median price per m² | €2,374 |
| Median size | 200 m² |
Land is the largest group with 42 listings, followed by 30 houses, 28 apartments, 15 villas and 9 commercial properties. Bedrooms are mixed: 21 listings have four, 17 have three, 15 have five or more, 14 have two and 1 has one.
The large share of plots reflects buyers building or restoring on the coast. The wide range between the lower quartile (€235,750) and upper (€920,000) separates village houses from sea-view villas. Compare Greece land listings, villas and apartments.
The region is usually taken to include Argolida, with Nafplio's old town, Epidaurus and the resort coast around Porto Heli, plus parts of Corinthia. Expect Venetian-era harbours, ancient sites, olive and citrus groves and beaches that are far quieter than on the islands. Athens is around two hours away, and many owners are Athenians with weekend houses, joined by northern European retirees. Because several different towns are grouped here, check the actual village for each listing; prices on the waterfront differ sharply from inland villages.
The Peloponnese sells the Greek coast without island ferry logistics, and prices vary sharply from town to town.
Foreigners can buy in most of Greece, though border zones need permission. Buyers need a Greek tax number (AFM), a bank account and a lawyer. Transfer tax is about 3.09%, with notary, lawyer and registry fees on top; confirm with a local lawyer. Check for unauthorised building ('autotheta') and that the property is in the cadastre.
The golden visa is €800,000 in the most sought-after areas, €400,000 elsewhere and €250,000 for conversions or listed buildings; ask which band applies to your property. See our Greece buying guide and Greece financing page.
Athens is the capital to the north-east. Crete and the Olympic Coast are separate markets rather than neighbours. See Greece for the full list.

The median asking price in our 124 listings is €450,000, with half between €235,750 and €920,000.
Forty-two of 124 listings are plots, reflecting demand for building or restoration. Check planning permission, access and whether the plot is buildable.
The thresholds are €800,000, €400,000 or €250,000 depending on the area and property type. Confirm the band for your purchase.
Typically about two hours by road, depending on the town.
