The Lungomare is a roughly 12 km seaside promenade from Volosko to Lovran, lined with villas, parks and small beaches. Opatija was a fashionable winter resort of the Austro-Hungarian era, and elegant villas still shape the town. Rijeka is about 15 km away, and Rijeka and Pula airports serve the area, with Trieste and Ljubljana reachable by road. Winters are mild, and the town has a year-round community, a distinct advantage over summer-only resorts.
Historic villas may be protected, so ask about conservation restrictions before planning renovations.
