Matulji is a crossroads where roads and a rail line meet, with Opatija's seafront about ten minutes away and Rijeka's port and university city a short drive. It gives buyers cheaper entry than Opatija while keeping access to the coast and mountain hiking. Winters are cooler than southern Dalmatia, and the bora wind can be strong.
Nearby places to compare are Kastav, Opatija, Viškovo, Lovran, Rijeka and Kraljevica. Opatija and Lovran are premium seaside markets.
EU citizens can buy freely, while non-EU buyers need reciprocity and ministry approval, a process that can take time. Croatia uses the euro since 2023. Property transfer tax is typically 3% for resale homes, while new builds pay VAT instead. Add notary, court registration and agent fees (often around 3% plus VAT), and check that the title is clean and any building is legalised.
