Buyer's guide: Cres
Cres is a long, thinly populated island in the Kvarner Gulf, and Cres real estate on our site is mostly apartments close to the sea. We list 63 properties with a median asking price of €410,000, and the middle half falls in a narrow band from €325,000 to €428,750. Here is what the numbers and the island mean for a buyer.
Asking prices from current listings on RealEstateAbroad. Many are new-build or tourist-oriented apartments, so the narrow range reflects similar stock.

Cres town has a Venetian-era harbour, stone lanes and a small marina. The island is known for rugged karst landscape, olive groves, sheep farming, the village of Beli and its griffon vulture reserve, and clear water for swimming and sailing. It connects to Lošinj by a bridge at Osor, and to the mainland by ferry from Brestova to Porozina.
Summers are busy and the rest of the year is very quiet. Fresh water supply is a known issue on Adriatic islands, so ask about the building's supply and cistern.
Non-EU/EEA buyers need Ministry of Justice consent subject to reciprocity, which can add time; EU buyers face no such step. Resale purchases carry a 3% transfer tax on market value, while new builds with 25% VAT do not. You will need a Croatian tax number (OIB), a notarised contract and a lawyer who can verify the land register and cadastre, which sometimes differ on islands. Check that the building has a use permit.
Our Croatia consultation guide and financing page set out the steps; the country hub lists other cities, and land plots are a separate category.
On Adriatic islands, the permit file and the land register matter more than the sea view.
