There are 31 houses, 16 plots of land, 4 apartments, 1 villa and 1 commercial property. Many houses are older stone or village homes needing renovation, which accounts for the low end of the range. Bedroom counts lean large: 9 homes have five or more, 6 have four and 4 each have two and three. For more, see the Croatian house listings and land listings.
Kršan lies in the east of the Istrian peninsula, in a hilly, wooded landscape near Plomin Bay and the Raša river valley. The coast at Rabac and the town of Labin are about ten kilometres away, the Opatija Riviera town of Lovran is further east, and Pazin is the inland centre to the west. Barban, Žminj and Svetvinčenat are also in Istria, in the interior, offering comparable village life. Rijeka airport and the Učka tunnel make Rijeka and the Opatija coast reachable by road.
Buyers are mostly Croatians, Italians, Slovenians, Austrians and Germans looking for a quiet base or a renovation project.
Croatia uses the euro. Resale purchases attract a 3% transfer tax on market value, while new builds with VAT (at 25%) are exempt from that tax. Non-EU and non-EEA buyers need Ministry of Justice consent, which depends on reciprocity with their home country, so start the check early. Agricultural land is subject to separate rules and is harder for foreigners to buy.
Before signing, check the land register (zemljišna knjiga) and cadastre match, and verify the building permit or legalisation status of older homes. Our Croatia buying guide and financing page give details, and the Croatia overview covers the rest of the country.

The coast near Rabac and Plomin is a short drive away, but Kršan itself is inland, which is why prices are lower than seafront towns.
They need Ministry of Justice consent subject to reciprocity. EU and EEA citizens can generally buy without that permit.
3% of market value on resale purchases. New builds that carry VAT do not pay transfer tax.
The sample mixes renovation houses, plots and a few high-end properties, so the top quarter starts at €432,000.
