Houses: 167; apartments: 52; land: 6. By bedrooms: 74 four-bedroom, 72 three-bedroom, 60 two-bedroom, 15 five-plus and 4 one-bedroom. Many family houses are on the hillsides above downtown or in the Pierpont and Harbor areas. See US houses and apartments for other states.
The downtown has Main Street restaurants and a pier, the harbour provides access to the Channel Islands National Park, and surfers frequent the beaches. Los Angeles is about 90 minutes away, depending on traffic, and Santa Barbara about 40 minutes up the coast. Ventura County also has wildfire, drought and earthquake risk, so insurance and disclosures matter.
Buyers include Southern California families, remote workers leaving Los Angeles and retirees. Prices vary considerably: inland and condo options sit well below beach-adjacent homes.
Neighbours include Oxnard, Port Hueneme, Santa Paula, Ojai, Camarillo and Carpinteria.
Non-US citizens can buy property in California freely. Property tax is based on purchase price under Proposition 13 at roughly 1% plus local assessments, and the assessed value is reset at sale. Title insurance, escrow and HOA documents are standard. FIRPTA withholding of 15% applies when a foreign person sells, with reductions for qualifying residence sales up to $1 million.
