Lifestyle and areas

Old Naples is the historic downtown near Fifth Avenue South and the pier, with high prices and walkable streets. Pelican Bay, Park Shore and Vanderbilt Beach have beachfront condos and private communities. Naples Park is a more modest neighbourhood, and East Naples offers lower prices with golf and new developments. Marco Island lies to the south, and Fort Myers to the north.

The Gulf climate is warm, with a busy winter season when northern 'snowbirds' arrive and a hot, humid, rainy summer. Southwest Florida International Airport at Fort Myers is about 40 minutes away.

Hurricanes, insurance and HOA rules

Naples sits in a hurricane zone, and Hurricane Ian in 2022 caused serious flooding. Insurance premiums for wind and flood have risen, and some insurers have withdrawn from Florida. Before making an offer, check the property's elevation, flood zone, roof age and wind-mitigation features, and get insurance quotes. Condo buyers should review the association's reserves and any special assessments, since Florida law has tightened reserve and inspection requirements for older buildings.

Foreign buyers face no ownership restrictions in Florida, but should plan for US tax filings. Florida has no state income tax. See our US buying guide, US financing guide and US market analysis.

Costs of owning in south-west Florida

Annual property tax in Collier County is based on assessed value and local millage rates, and the Save Our Homes cap limits increases for homestead properties, which foreign second-home owners usually cannot claim. Condo owners pay monthly or quarterly association fees that cover insurance, maintenance, and sometimes cable, internet and golf memberships. Flood insurance may be required in designated flood zones and can be a significant extra. A home inspection, a wind-mitigation inspection and a four-point inspection are standard for older properties and insurance quotes.

Renting out property is possible, but many condo associations set minimum rental periods, such as 30 days or three months, and some golf communities restrict rentals further. Check the rules before you buy if you plan to let.

Beach access and seasonal rhythm

Naples has public beach access points with limited parking, and some condo buildings have private beach rights. Season runs roughly from January to April, when traffic and restaurant waits peak, and summer is hot, humid and quiet. If you want winter use only, consider a lock-and-leave condo with a management company, and if you plan year-round residence, check schools and healthcare access in Collier County.
