Buyer's guide: Jacksonville
Jacksonville is the largest city by area in the contiguous United States, and its housing is among the most affordable of Florida's big metros. RealEstateAbroad lists 1,491 properties for sale, with a median asking price of €267,298 and €1,786 per m². Houses make up the vast majority, and the median home is a generous 145 m².

Houses account for 1,249 listings, apartments 188 and land 54. Three-bedroom homes are by far the largest group (717), followed by four-bedroom (395), two-bedroom (207), five-plus (95) and one-bedroom (20). These are typically single-storey or two-storey suburban homes on lots of a quarter acre or so, many built since the 1990s, with garages and fenced yards.
The tight price band, with the middle half spanning about €174,000, shows how consistent the product is. Investors often buy houses for long-term rental, which suits the market better than condos. Look at the national house listings for comparison.
Riverside and Avondale are historic districts west of downtown with bungalows, oak-lined streets and independent shops. San Marco and Ortega are riverside neighbourhoods with larger homes. The Beaches communities (Jacksonville Beach, Neptune Beach, Atlantic Beach) are on the Atlantic coast and cost more. Mandarin, in the south, is a leafy suburb along the St. Johns River, and St. Johns County to the south is a separate county with top-rated schools and higher prices. Westside and Arlington are more affordable, with a higher proportion of older housing.
The city is a military and logistics hub, with large naval bases, a port and corporate offices in banking and insurance. Jacksonville International Airport serves the region.
Jacksonville is further from the hurricane belt's centre than south Florida, but storm surge and river flooding are real risks along the St. Johns River and the coast, as seen in hurricanes Irma and Ian's impacts. Always check the flood zone and get quotes for wind and flood insurance. Florida has no state income tax, and Duval County property tax rates apply to the assessed value. Documentary stamp taxes are due on deeds and mortgages.
Foreign buyers face no restrictions on ownership. Most buy in cash or via foreign-national loans, and non-resident sellers face FIRPTA withholding. Our US buying guide, US financing guide and US market analysis explain more.
Jacksonville's low prices come with typical Florida upkeep. Roofs on older houses may be at the end of their life, and insurers often ask for a roof certification under 15 years. Many homes sit on slab foundations with block walls, so termite and moisture checks are routine. Property tax in Duval County is based on assessed value, and non-residents do not get the homestead cap. HOA fees in newer subdivisions are usually modest compared with coastal condo fees, but golf or gated communities charge more. Utilities are inexpensive, though summer cooling runs hard from May to September. If you plan to rent the house out, check local licensing, and budget for property management at around a tenth of rent.
Other US options on our site include Naples, Las Vegas, Henderson, San Diego, New York and Brooklyn. The United States hub lists more, and the mortgage calculator can estimate payments.

Yes, there are no restrictions based on nationality. Plan for US tax filings and take professional advice.
Parts of the city near the St. Johns River and the coast are at risk. Check flood maps and insurance quotes.
Single-family rental demand is strong thanks to military, logistics and healthcare employment. Do your numbers on insurance and property tax.
Closing costs often run around 2 to 4 per cent for a buyer, including title insurance, lender fees and prepaid items. Cash buyers avoid lender charges.
