Houses are 141 of the listings, apartments 24 and land three. Two-bedroom homes lead (66), then three (45), four (31), five-plus (24) and two one-bedroom units. The fairly large number of two-bed listings usually points to condos, townhomes and older ranch-style houses, which is where first-time and downsizing buyers often start. The low number of one-bedroom homes and the absence of commercial listings show a residential market. Upper-quartile homes above roughly €1.05 million are usually larger houses with pools in the Santa Rosa Valley and the foothills, and those are where lot size and view start to drive price more than floor area.
Camarillo has a Metrolink commuter rail station, a small airport, the Camarillo Premium Outlets and Cal State Channel Islands nearby. Highway 101 runs toward Los Angeles, and the 23 connects to Moorpark and Thousand Oaks. Oxnard and Port Hueneme lie closer to the sea and cost less per square metre than inland suburbs; Moorpark, Thousand Oaks and Westlake Village run east and up in price. Santa Paula is more rural, up the Santa Clara valley.
Ventura County's agricultural belt means strawberry fields and nurseries on the edge of town, which is part of the draw but also a reason to check air quality, odour and fire exposure on hillside lots.
Foreigners may buy in California without restriction. Property tax is around 1% of the price, with additional bond or district charges on some tracts. Escrow, title insurance and any HOA dues all add up, and a non-resident who later sells faces FIRPTA withholding of 15%, reduced to 10% or 0% for qualifying residence purchases up to $1m or $300k respectively.
