Buyer's guide: Cape Coral
Cape Coral, on Florida's Gulf coast, is famous for having more miles of canals than any other city in the world, and many homes sit on the water. RealEstateAbroad lists 1,476 properties for sale, with a median asking price of €328,080 and €2,274 per m². Land is unusually prominent, accounting for one in four listings.

Houses number 989 and land 374, with 113 apartments. Three-bedroom homes lead (637), followed by four-bedroom (328), two-bedroom (98), five-plus (36) and one-bedroom (2). The land figure is the standout: Cape Coral was laid out as a huge grid of platted lots in the 1950s and 60s, and thousands of vacant plots are still sold to builders and investors, many with canal access.
Vacant lots can be cheap compared with houses, but they involve costs for utilities, impact fees, fill and building permits. Check the national land listings and houses.
Not all canals are equal. Gulf-access canals connect to the Caloosahatchee River and the Gulf of Mexico, but may have low bridges or locks, and the distance to open water affects how long a boat trip takes. Freshwater canals are cheaper and do not allow Gulf-going boats. Sailboat-access properties are the most expensive. Seawall condition is critical: rebuilding a seawall can cost tens of thousands of euros.
The city is mostly flat and suburban, with chain restaurants, parks and an improving downtown at Cape Coral Parkway. Fort Myers is just across the river, covered on our Fort Myers page, and Southwest Florida International Airport is about 25 minutes away.
Hurricane Ian in 2022 caused major storm surge flooding and damage in Cape Coral. Since then, owners have rebuilt, insurance has become more expensive, and elevation matters. Check the FEMA flood zone, whether the house was built above current base flood elevation, and request the elevation certificate. A wind-mitigation report can reduce premiums. Lenders may require flood insurance in high-risk zones.
Special assessments for utilities were common in Cape Coral's past, and some lots still have them. Ask for the assessment status in writing. Florida has no state income tax and foreign buyers have no ownership restrictions; see our US buying guide and US financing guide.
Buying a vacant lot is cheaper than buying a house, but building adds permit fees, impact fees, fill and a contractor's margin. Utilities have been extended in stages, so confirm that water, sewer and irrigation lines are in place, and check what the flood zone requires for finished floor elevation. A new build can take 12 to 18 months from permit to move-in, depending on contractor availability. Some foreign buyers choose a spec home by a local builder to shorten the timeline. Always hire a Florida-licensed contractor and verify the licence, insurance and references.

The city was developed as a giant grid of platted lots. Many remain vacant, and builders and investors trade them.
Gulf-access canals connect to the Gulf via the river, while freshwater canals do not. Boaters pay a premium for Gulf access.
It caused serious flooding and damage, and insurance costs rose. Buyers should check flood zone, elevation and insurance availability.
Yes, there are no restrictions. Check zoning, utilities and any assessments before buying a lot.
About 25 minutes by car, depending on traffic on the Midpoint Bridge.
Sometimes, but total costs include permits, fill, a seawall for canal lots and builder margin. Compare with the price of a similar existing house.
