Where and why

Syracuse sits in central New York, on the Erie Canal route, with winters known for heavy lake-effect snow. Neighbourhoods near the university, such as Westcott, and suburbs to the east and west attract different buyer types. Elsewhere in the state, Rochester and Buffalo are comparable upstate markets, while New York, Brooklyn, Staten Island and the Bronx are far to the south and much more expensive.

Tips for overseas investors

Foreigners can buy freely in New York, but should engage an attorney for contracts and closing and obtain title insurance. Property tax in upstate cities can be high relative to price, so check the tax bill and any exemptions. If you let the property, you must file US taxes, and FIRPTA withholding of 15% may apply at sale. Consider hiring a property manager if you live abroad. See the US page and mortgage calculator.

Buying property in Syracuse: FAQ

Why is Syracuse so cheap?

Population and employment have grown slowly, and the housing stock is old, so prices are low compared with coastal US cities.

Is it a good rental market?

Student and hospital demand supports rentals, but yields depend on condition and taxes. Run the numbers with real tax bills.

What about winters?

Heavy lake-effect snow is common. Budget for heating, insulation and snow clearing.

Do I need a US bank account?

Practically yes, for rent collection and bills. Many foreign owners open one at closing.

Can I buy a multi-family building?

Yes, but financing is stricter than for a single home.
