St George, by the ferry terminal, has apartments and the Lighthouse Point development. Tottenville in the south has waterfront homes and a village feel, Great Kills is a harbour community, and the mid-island has Todt Hill, among the highest points on the Eastern Seaboard, with large houses. The Verrazzano-Narrows Bridge links to Brooklyn, and express buses serve Manhattan. Commutes can be long in rush hour.

New York City's property tax system gives one- to three-family homes relatively low effective rates compared with the rest of the state, which is a big part of Staten Island's appeal. Coastal neighbourhoods such as Tottenville, Midland Beach and New Dorp Beach flooded badly during Hurricane Sandy in 2012, so check the FEMA flood zone and whether the house has been elevated. Ask about the sewer connection and about any open building permits. Use our valuation tool to benchmark prices and the contact page for introductions to a New York attorney.
New York State allows foreign buyers. Closing costs are high: a mortgage recording tax for borrowers, title insurance and legal fees. Sellers pay transfer tax. Attorneys handle closings. Co-ops have board approval and can restrict foreign buyers, though houses and condos do not. Foreign-national loans need 30-40% down. See the US buying guide and financing. Compare with New York, Brooklyn, San Diego and the US page.
Staten Island is the only borough where a detached house is a mainstream NYC purchase, and the ferry is the commute.
