Co-ops, condos and multi-family

Apartments account for 662 listings, houses for 190 and plots for 15. The apartment total includes co-operative units, where you buy shares in a building rather than a title; they are cheaper but come with board approval, financial disclosure requirements and sometimes limits on foreign or part-time owners. Condos are easier for overseas buyers.

The houses are often two- and three-family buildings, where owners live in one unit and rent the rest. Bedrooms: 217 listings have five or more, 189 have one-bed, 172 two-bed and 161 three-bed. The large five-plus count reflects those multi-family buildings. The gap between p25 (about €249,000) and p75 (about €804,000) shows how varied the borough is.

Neighbourhoods and transit

Riverdale is leafy and suburban, Pelham Bay and City Island feel coastal, and Fordham, Kingsbridge and Mott Haven are denser, with growing renovation and new-build activity. Yankee Stadium, the Bronx Zoo and the New York Botanical Garden anchor the borough. Subway lines and Metro-North reach Manhattan quickly.

Compare Brooklyn and the wider New York market, where prices per metre are higher.

A Bronx buyer needs to know co-op from condo: the legal form decides who can buy and how fast.

New York rules

  • A real-estate attorney is standard; hire one before signing.
  • NYC closing costs are high: mortgage recording tax, title insurance, and transfer taxes can add several percent.
  • Co-ops may require a large down payment and post-closing liquidity.
  • Foreign buyers can buy, but co-op boards may restrict them.

Buying property in Bronx: FAQ

What is a co-op?

A form of ownership where you buy shares in a corporation that owns the building. Boards can approve or reject buyers.

Are condos easier for foreigners?

Generally yes, since you receive a deed and face fewer board restrictions.

Why is there a wide price range?

The borough mixes modest co-ops with large houses and new condos.

How do I commute to Manhattan?

By subway or Metro-North, typically 20-45 minutes.
