Villas are 279 listings, apartments 21, houses 10, land 8, penthouses 3 and commercial 2. By bedrooms, 120 have four, 115 have three, 75 have five or more, 3 have two and 1 has one. This is a villa market for families and long-stay residents. For comparison see Spanish villas and apartments.
Jávea has three parts: the old town on the hill with a church-fortress, the port (Puerto) with fishing boats and restaurants, and the Arenal beach area. The Montgó mountain behind is a natural park, and Cabo de la Nao and Cabo de San Antonio are rocky headlands with coves. Alicante airport is roughly an hour away, and Valencia is a little farther. A large English, German and Dutch community lives here. Hillside villas have views but steep access, so check slopes and parking.
Foreigners need an NIE. Resale purchases pay transfer tax (ITP) set by the Valencian Community, on top of notary, registry and legal costs. New builds pay VAT and stamp duty. Verify that the villa has proper licences, because unlicensed extensions and pools are a recurring issue on the Costa Blanca. Spain's golden visa ended on 3 April 2025. See the Spain consultation guide, financing guide and Spain page.
Ask for the licencia de primera ocupación, the nota simple from the land registry and the latest IBI tax receipt. Verify that pools, annexes and extensions appear on the registered plan. Water and electricity connections should be in place and legal, particularly for villas in urbanisations built with private roads, where residents' association fees and road maintenance can be substantial.
