Buyer's guide: Moraira
Moraira real estate is almost pure villa territory: 230 of our 257 current listings are villas, at a median asking price of €885,000 and a median size of 315 m². The small resort town in northern Alicante province attracts northern Europeans who want a quiet, upmarket coastal home rather than a high-rise beach resort.
The following are asking prices from current listings on RealEstateAbroad. Plot size, sea views and distance from the village drive the spread.
| Indicator | Value |
|---|---|
| Listings | 257 |
| Median asking price | €885,000 |
| Middle 50% range (p25-p75) | €640,000 - €1,450,000 |
| Median price per m² | €3,125 |
| Median size | 315 m² |
Beyond the 230 villas there are 9 plots, 8 commercial units, 7 houses and 3 apartments. Bedrooms centre on four (101 listings) and three (92), with 46 homes at five or more, 3 at two and 1 at one. If you want a smaller apartment, you will likely look at Calpe or Altea instead.
Most villas sit on urbanisations on the hills around the town, so walking distance to shops varies. Check road access, water supply and whether a property has a tourist-rental licence.
The village has a harbour, a sailing club, small coves such as El Portet and a Thursday market. Alicante and Valencia airports are the main gateways. Nearby towns include Benissa, Calpe, Jávea (also indexed as Xàbia), Dénia and Altea. Winter is quieter than summer but much of the foreign community stays year-round.
You need an NIE tax number, a Spanish bank account and a lawyer. Resales in the Valencian Community pay transfer tax (ITP) at a rate that is 9% (from 1 June 2026; 11% above €1 million); new builds pay VAT, usually 10%, plus stamp duty. Plan for notary, registry and agent costs on top. The Spanish golden visa ended in April 2025, so residency via property is no longer an option; confirm any alternative routes with a lawyer. See the Spain page, villas in Spain and our Spain financing guide.

The median asking price in our listings is €885,000, and the middle half of listings runs from €640,000 to €1,450,000.
In the Valencian Community, ITP is a percentage of the price (9% from 1 June 2026, 11% above €1 million) plus notary and registry fees. Verify the rate with your lawyer.
Yes, many owners live there all year, though the village is quieter in winter. Check heating and insulation.
No. The property-based golden visa ended on 3 April 2025.
