Buyer's guide: Ibiza
Ibiza is one of Europe's premium island property markets, and the listing data reflect that: the median asking price is €3,780,080, or €10,601 per m², across 61 listings. The range is extreme, from €855,256 at the lower quartile to €10,158,898 at the upper. Houses (18), apartments (16) and villas (14) lead.
Asking prices from current listings on RealEstateAbroad. The very wide range means a median hides large differences between flats and luxury estates.

Ibiza has strict planning rules outside towns, and tourist-rental licensing is tightly controlled, so an unlicensed villa cannot be rented legally. Water supply, access roads and licensing of extensions need checking. The neighbouring-city links in our data point to the mainland Alicante coast (Jávea, Moraira, Denia, Benissa and Calpe); those are separate markets across the sea, not neighbours.
Ask for the nota simple from the land registry, the building licence, the habitation certificate and proof of water supply. On rural land, an unlicensed extension can lead to demolition orders. Foreign buyers must also obtain an NIE, and non-residents have separate annual tax obligations on property they own.
Resale purchases pay ITP at a progressive 8% to 13% in the Balearics. New builds pay 10% VAT plus stamp duty (AJD). The Spanish golden visa ended on 3 April 2025. You need an NIE number, and a lawyer to check title, licences and debts. Read the Spain guide, buying process and financing.
