Buyer's guide: Castellón de la Plana
Property for sale in Castellón de la Plana is some of the cheapest you will find among Spain's provincial capitals. Current listings on RealEstateAbroad show a median asking price of €206,754 across 59 properties, equal to about €865 per m². Most of the stock is commercial, so a buyer after a home needs to filter carefully.
These are asking prices from current listings on RealEstateAbroad. Half of all listings sit between €162,758 and €277,170, a tight and affordable band by Spanish standards.
The median size of 188 m² looks large for this price. That is because commercial units, which are big and cheap per square metre, make up most of the sample. Residential flats will usually be smaller than this median suggests.

Of the 59 listings, 36 are commercial, 17 are apartments, 4 are plots of land and 2 are houses. Anyone searching for a place to live should start with apartments in Spain, while investors can compare commercial property in Spain and land for sale in Spain.
By bedroom count, three-bed homes lead with 10 listings, then 2 bedrooms (6) and 4 bedrooms (6), 5 or more (3) and one bedroom (2). With only 17 apartments in the data, supply is thin, so alerts and quick viewings matter.

Castellón de la Plana is the capital of its province in the Valencian Community, with a university (Universitat Jaume I), a port and a strong ceramics and tile industry in the surrounding province. Demand is driven by local households, students and workers more than by foreign holiday buyers, which helps explain the low price level.
The beach side of the city is El Grau (the port district), with Pinar and Gurugú beaches to the north. The city hosts the Magdalena festival each spring. Castellón-Costa Azahar airport lies inland to the north, and the regional rail line gets you to València in well under two hours.
If you want a bigger market, València is the nearest large city, around 75 km south. The popular expat coastal towns of Denia, Jávea, Moraira, Benissa and Oliva lie much further south in Alicante and Valencia provinces, roughly 150 to 200 km away, so they are separate markets rather than neighbours.
See the guide to buying in Spain as a foreigner and mortgages in Spain for non-residents. The Spain market analysis and Spain overview give wider context, and the property valuation tool helps check an asking price.

Listings here show a median of about €865 per m² and €206,754 overall, which is low for a provincial capital. The sample is skewed by commercial units, so compare like for like by looking only at apartments.
In current RealEstateAbroad data, 36 of 59 listings are commercial, against only 17 apartments. This reflects what is currently advertised, not a rule about the city. Use the apartment filter to see homes.
Far fewer than in the Costa Blanca towns to the south. The market is mostly local, which can mean lower prices but less English-language service. Hire a bilingual lawyer.
About 75 km by road, roughly an hour by car, and the train takes a little longer. Many people work or study in València while living further north.
The Valencian Community ITP is 9% from 1 June 2026, with 11% on the portion above €1m. New homes pay 10% VAT plus 1.4% AJD instead. Always confirm with a local lawyer.
