Guimarães is a historic city in the Minho region, often called the cradle of the Portuguese nation, with a UNESCO-listed old town and a medieval castle. It has a university, a growing tech and textile economy and a cost of living lower than the coastal metro areas. Braga is about 20 km away and Porto roughly an hour's drive, so many residents work elsewhere in the north.
Historic-centre properties may need renovation, and listed-building rules can limit what you may change, so factor in approvals and costs.
Non-residents pay a flat 7.5% IMT transfer tax introduced in 2026, plus 0.8% stamp duty, notary and registry fees. Annual IMI property tax is set by the municipality. The golden visa property route closed in October 2023. Please verify current rates with a Portuguese lawyer, as 2026 rules were adopted in stages.
Get a NIF tax number first; our Portugal buying guide and Portugal mortgage guide explain the process.
Braga is a genuine neighbour and the best comparison. The Porto-area suburbs Maia, Valongo and Gondomar are about an hour away in a different market. Browse the full Portugal property overview too.
