Buyer's guide: Aljezur
Aljezur is the surf-and-nature end of the Algarve, on the Atlantic west coast, and it is far quieter than Lagos or Albufeira. Our 62 listings have a median asking price of €614,806 with a wide spread, from €405,000 at the lower quartile to €937,054 at the upper. Here is what you get for that money.

There are 36 houses, 20 apartments and 6 plots. Bedrooms range from 5 studios to 4 listings with five or more; the largest groups are 20 four-bedroom and 15 two-bedroom homes. See houses in Portugal, villas and land for context.
The area lies inside the Southwest Alentejo and Vicentine Coast Natural Park, which protects the landscape but limits new building and rural conversions. Beaches such as Arrifana and Amoreira draw surfers and remote workers. Aljezur town is small, and daily services are limited compared with Lagos or Portimão. Nearby markets include Monchique, Vila do Bispo, Silves and Carvoeiro.
Many rural Algarve properties have unclear registrations, shared wells or no habitation licence. Ask for the caderneta predial (tax record), the land registry certificate and the licence of use. A Portuguese lawyer should confirm what you can legally build or extend in the natural park.
Check the licensing status of any rural property, including whether a ruin can legally be rebuilt, and whether land is classed as rustic. Portugal has no general bar on foreign buyers. Property transfer tax (IMT) for non-residents was reported to move to a flat 7.5% in 2026, so verify the current rate with your lawyer; stamp duty and notary fees come on top. The golden visa property route closed in 2023. Read the Portugal guide, the buying process and the mortgage guide.
