Buyer's guide: Marlborough
Marlborough is a region at the top of New Zealand's South Island, best known for its vineyards and the Marlborough Sounds. Marlborough property for sale on our site has a median asking price of €474,668 across 360 listings, and houses are 338 of them. Before browsing, overseas buyers need to understand New Zealand's strict restrictions.
Asking prices, shown in euros, from current listings on RealEstateAbroad:
| Measure | Value |
|---|---|
| Median asking price | €474,668 |
| Range (p25 to p75) | €403,468 to €612,072 |
| Median price per m² | €2,582 |
| Median size | 198 m² |
| Priced listings | 360 |
Houses are 338 listings, land 14 and apartments 8. Four-bedroom homes are 113 and three-bedroom 144, with 60 at five or more. At 198 m², the median home is large, and many sit on lifestyle sections or vineyards' edge. With so few flats, this is a market for owner-occupiers wanting space, not apartment investors. See houses in New Zealand and land for national comparisons.
Blenheim is the main town, sunny and flat, close to the wine estates of the Wairau Valley. Picton is the ferry port for crossings from Wellington and sits at the head of Queen Charlotte Sound, and Havelock is a small marina village on Pelorus Sound. Our data labels the area through Picton, so expect results across the wider region, not one town. The region is one of New Zealand's sunniest, and wine, aquaculture and tourism drive the economy.
The Marlborough Sounds have remote bays reachable only by water, so check road or boat access, water supply and consents on any coastal listing.
New Zealand bans overseas buyers from purchasing existing homes. Citizens and residents of Australia and Singapore, and New Zealand residents, are typically exempt, and since 6 March 2026 Active Investor Plus visa holders may buy one home above NZ$5 million with consent. Land and farms above set sizes can need Overseas Investment Office approval. Get legal advice before offering. Our New Zealand consultation guide and financing page explain more, and the national overview shows other regions.
Canterbury is south across the island, while Auckland and Waikato are on the North Island and a different market entirely.

Generally not for existing homes. Exemptions apply to residents and to Australian and Singapore citizens, and a limited route opened for Active Investor Plus holders buying above NZ$5 million.
