Buyer's guide: Wanaka
Wanaka sits on the shore of Lake Wanaka beneath the Southern Alps, with two ski areas, a growing year-round population and some of the highest house prices in New Zealand. We list 73 properties, with a median asking price of €697,012 so Wanaka real estate is a premium lifestyle market.
Asking prices come from current listings on RealEstateAbroad and have been converted into euros from New Zealand dollars. The small sample means that individual large properties can affect the figures.

Houses dominate (54), with 17 plots and 2 apartments. Bedrooms: three (19), five-plus (12), four (11) and two (5). Most homes are large detached properties, many of them designed for holiday letting or retirement. Browse houses in New Zealand and land in New Zealand for national supply.
The town centre sits along the lake, with a lakefront promenade, cafés and the famous solitary tree in the water. Albert Town, a few minutes along the Clutha River, and Lake Hawea, a smaller lake community to the north, offer slightly lower prices. Ski fields at Cardrona and Treble Cone are about 40 minutes away and Mount Aspiring National Park is a short drive. Roys Peak is a famous hike, and mountain biking, golf and wine from Central Otago add to the appeal. Queenstown is about an hour away by road, and Wanaka has its own small airport.
The population is growing quickly, and local infrastructure such as roads, water and wastewater has been under pressure. Many sections are in new subdivisions, so it pays to check building covenants and design controls. Snow, frost and wildfire-like grass fires are part of the local climate.
Ownership is often by way of a trust or company, and local lawyers can explain how each structure affects tax and consent. Many owners use their Wanaka home for part of the year and let it for the rest, which brings property-management fees of a meaningful percentage of rental income.
Wanaka's scarcity is built in: limited flat land, strict subdivision rules and demand from people who want to live and play in the mountains.
New Zealand restricts purchases by many overseas people. As a rule, people who are neither citizens nor residents cannot buy existing homes, although Australian and Singaporean citizens are exempt, and new apartments in approved developments may be available to overseas buyers. Residents holding a resident visa and meeting residency requirements can buy. Bare land, farmland and lifestyle blocks can also require consent. Because the rules are changing, speak to a New Zealand lawyer before committing.

Usually not an existing home unless you are Australian or Singaporean or hold a qualifying resident visa. Some new builds may be available. Take legal advice before making an offer.

There is strong demand from visitors in summer and winter, but council rules on short-stay accommodation apply.
About an hour by road, depending on conditions.
Alpine conditions, limited infrastructure in fast-growing subdivisions and high entry prices are the main risks.
