Buyer's guide: Thames-Coromandel
Thames-Coromandel is the district covering New Zealand's Coromandel Peninsula, a beach-and-bush region east of Auckland. RealEstateAbroad lists 228 properties with a median asking price of €464,425; houses dominate with 197 listings.
Asking prices from current listings on RealEstateAbroad, shown in euros.
| Measure | Value |
|---|---|
| Listings | 228 |
| Median asking price | €464,425 |
| Middle half (p25-p75) | €363,745 - €647,047 |
| Median price per m² | €3,662 |
| Median size | 132 m² |
Houses: 197; land (sections): 20; apartments: 11. Three-bedroom homes lead (83), then four-bedroom (55), two-bedroom (42), five-plus (12) and one-bedroom (3). The 20 sections are a small supply of building land, and townhouses also exist across the district; see New Zealand townhouses.
Because the peninsula is long and roads are winding, two properties with similar prices can be an hour apart. Check the drive to supermarkets, a medical centre and a school before you commit, especially on the east coast.
The district includes Whitianga on Mercury Bay, Thames at the base of the peninsula, Tairua and Pauanui on the east coast, and Whangamata, known for surf. Hot Water Beach and Cathedral Cove draw summer crowds. Many properties are holiday homes that sit empty outside summer, so ask about the neighbourhood's year-round character. Auckland is two to three hours away by road.
Buyers are Aucklanders seeking a holiday home, retirees and lifestyle movers. Compare Auckland, Waikato and Canterbury.
New Zealand bans most overseas buyers from purchasing existing homes. Australian and Singaporean citizens and New Zealand residents are exempt under trade agreements or residency rules. Since 6 March 2026, Active Investor Plus visa holders can buy one home above NZ$5 million with consent. New builds and some development land may offer routes, but get legal advice.
Coastal hazards, insurance and council consents deserve scrutiny. Read the New Zealand guide, financing and the New Zealand page.
Review building reports, the council LIM report and flood or coastal erosion maps.

Generally not if you are an overseas person and the home is existing. Check exemptions.
Beachfront and new houses sit far above older inland homes.
Council rules apply; check zoning.
Typically two to three hours by road.
